Selling or buying in River Oaks, Tanglewood or the Memorial Villages?
Start with a conversation about the property, its paperwork and your timing, in English or Spanish.
Marnie Greenwood sells lots and teardowns to builders
Marnie Greenwood often sells property off the Multiple Listing Service through her own network, and that includes lots for builders.
For an owner, the first question is whether the house or the land is worth more. If the land is worth most of the price, a builder may pay more than an owner-occupant. How builders work out what a lot is worth, and how a builder sale runs from contract to closing, is in selling a Houston home as a lot or teardown to a builder.
The property tax steps Marnie Greenwood walks owners through
Marnie Greenwood walks buyers and sellers through two property tax steps that change what a Harris County home costs to own. Both are stated as of October 30, 2026; this page is updated when either rule changes.
The first is the residence homestead exemption. A Harris County homeowner applies for it with the Harris Central Appraisal District, through HCAD’s mobile app, HCAD’s online Form 11.13 or the Texas Comptroller’s Form 50-114, which is filed with the appraisal district, not with the Comptroller. Who qualifies, what the exemption saves and how to file are in the Texas homestead exemption in Harris County.
The second is the homestead cap. Under Texas Tax Code section 23.23, once a home qualifies as a residence homestead, the appraisal district may raise its appraised value by no more than 10 percent a year, plus the value of new improvements, starting the tax year after the owner first qualifies. The cap ends when neither the owner nor the owner’s spouse qualifies any longer, so a buyer starts over with a cap of their own. The rates each city and school district charge are in Houston property taxes, village by village.
Marnie Greenwood works in English and Spanish
Marnie Greenwood speaks fluent Spanish and works with clients in English and Spanish. The main documents in a Texas sale are in English: the One to Four Family Residential Contract (Resale) that the Texas Real Estate Commission promulgates is written in English, and so, customarily, are the title company’s closing documents. Marnie explains each document in Spanish and recommends that every client have the documents reviewed by their own attorney or advisor.
